1. What is an exclusive transaction?
An exclusive transaction is a way for you to signal that a dossier - or, the property reflected by it - has been sold. It allows you to manually update the sale status by entering the transaction price and transaction date.
Exclusive transactions are only visible within your own organization. They are not shared with or accessible to other PriceHubble customers. However, all users within your organization will be able to see and benefit from the exclusive transactions you enter.
Exclusive transactions are clearly labelled as such and are not to be confused with public (real) transactions, which are collected from third-party sources when available in the respective country.
Creating an exclusive transaction helps you:
Mark a dossier as sold with immediate effect
Showcase your agency’s sales activity
Support better price estimations and market insights for nearby dossiers
2. How to create an exclusive transaction?
Follow these steps to create an exclusive transaction:
Step 1:
Log in to your account on https://dash.pricehubble.com/login.Step 2:
Navigate to the dossier you wish to mark as sold.Step 3:
Select the three horizontal dots on the top right of your dossier.
Step 4:
Select "Generate transaction"
Step 5:
Enter the transaction date and the transaction price.
Step 6:
Save the transaction.
As soon as you saved your transaction, the dossier will be marked with a green label "TRANSACTION GENERATED".
Please note: exclusive transactions cannot be deleted once created. However, you can edit the details (such as sale price or date) at any time if changes are needed.
If deletion is necessary, you have the option to delete the corresponding dossier.
3. After creation, where can I see my exclusive transactions?
Once submitted, the exclusive transaction becomes visible in the "Transactions" tab of the "Comparables" section in the same region, labelled as EXCLUSIVE.
Caution: The visibility of exclusive transactions in the "Transactions" tab depends on specific criteria. A transaction will only appear if:
The property type matches (e.g., apartment to apartment), and
The transaction is located within the same region, based on the filters applied in the comparables section.
